Replacing like for like restarts the clock
The temptation is to order the same screen again. It is cheap and it fits. It also fails on the same schedule. A properly built replacement at $89 for a standard size or $119 for anything over 50 inches uses heavier frame stock, stronger corners and better mesh — and it is the last time you deal with that window.
Where the original frame is still straight, we re-screen it instead at $65. We will tell you honestly which of yours are worth saving. On a typical Eastlake house it is usually a mix.
Two-storey homes and the access problem
Most of Eastlake is two storeys, and the upstairs screens are the ones nobody has touched since the house was built. Getting to them is the slow part of the job, not the screen itself. That is why doing a whole elevation, or the whole house, in one visit costs meaningfully less per screen than calling us back for the ones you can reach.
A full set here is commonly ten to fourteen screens. With a $159 minimum service call applied to the work, a whole-house set is comfortably past the minimum and you are paying only for the work.
Sun, heat and the afternoon side
Eastlake sits far enough inland to get proper summer heat, and the newer homes have generous west-facing glass. Solar sun screen mesh at $30 per window screen cuts heat and glare on the rooms that become unusable at four in the afternoon — considerably cheaper than window film or shades, and it comes off nothing but the screen.
Sliding doors onto the patio
Nearly every home here has a slider onto the yard. Rollers wear, tracks fill with dust, and the door drags. Screen door service is $159 and includes new mesh, cleaned rollers and track, and a height adjustment. A new sliding screen door built to your existing track starts at $395, with XL and XXL sizes at $495 and $595 — and Eastlake has plenty of the larger openings.

- Whole sets failing together. Same builder, same year, same screens. Expect to do several at once.
- Sagging mesh in the middle of large screens. Light mesh in a thin frame. A heavier build solves it permanently.
- Untouched upstairs screens. Access is the cost. Do them with the downstairs ones.
- Pet damage on ground-floor screens and doors. Pet-resistant mesh is $30 more per screen, $60 per door.

Mesh upgrades — pet-resistant, solar or fine no-see-um — are $30 per window screen and $60 per screen door. Our minimum service call is $159 and it is applied to the work, so three or more screens puts you past the minimum and paying only for the job.

In a master-planned community, yes. The houses were built in batches with the same builder-grade screens fitted at the same time, so they reach the end of their life together. It is not a coincidence and it is not something you did.
Should I just order the same screens again?
You can, and they will fail on the same schedule. A properly built screen at $89 standard uses heavier frame stock, stronger corners and better mesh. It costs a little more once instead of a little less repeatedly.
Is it worth doing the upstairs screens at the same time?
Yes, and it is the single biggest saving available on a job like this. Access is the slow part, not the screen. Doing a whole elevation in one visit costs far less per screen than coming back for them later.
What can I do about the west-facing rooms in summer?
Solar sun screen mesh, $30 more per window screen. It cuts heat and glare on the afternoon side and is much cheaper than film or shades.
