Historic homes and openings nothing fits

Much of Coronado Village went up between 1900 and 1930, and those houses were not built to modern window sizes. Stock screens from a big-box store don’t fit them, which is why so many of these homes have simply gone without. Everything we build is measured on site and cut to the opening, so a 1912 cottage on E Avenue gets a screen that actually sits in its frame instead of one that nearly does.

Crank-out casement windows are common in those houses too. A casement can’t take a screen that drops into a track — it needs a lip frame that seats against the inside of the opening. That’s a different build at $169 per screen. It costs more because it is more work, and it is the only thing that fits.

The Cays, the Shores and Ocean Boulevard

Waterfront property in the Coronado Cays takes the worst of it: salt off the bay, slips and boats a few feet away, moisture that never really leaves. We recommend full frame replacement there more often than anywhere else we work.

The high-rise units along Ocean Boulevard and in the Coronado Shores have the opposite problem. Wind loading on a tall building pushes hard on a sliding screen door, and a door that has been shoved around for a few years stops running true. New rollers, a cleaned and straightened track, and a height adjustment — the $159 screen door service — usually rescues a door the owner had already written off.

Rentals, turnovers and North Island

Coronado turns over more than most towns. Military families rotating through North Island, long-term rentals changing hands, vacation properties between guests. We handle whole-unit screen sets in a single visit and invoice the owner or the property manager directly, so nobody has to stand around holding a clipboard.

What we see most in Coronado

• Corrosion on the weather side. Street-facing screens are often fine while the ocean or bay side is finished. Rebuilding half a house and re-screening the rest is normal here, not a sales tactic.
• Screens that were never replaced at all. Older homes with odd openings often have empty frames or none. Custom-built screens are $59 small, $89 standard, $119 over 50 inches.
• Sliding screen doors seized by salt. Rollers pack up and the door drags. Screen door service is $159 and includes new mesh.
• Solar screens on west-facing rooms. Afternoon sun off the water is fierce. Solar mesh is a $30 upgrade per window screen.

Where we work

All of Coronado — the Village and Orange Avenue, the streets around the Hotel del Coronado, the bayfront near the Ferry Landing, Ocean Boulevard, the Coronado Shores and the Coronado Cays, and out along the Silver Strand. Same prices as everywhere else in the county. There is no bridge surcharge and no trip fee.

What it costs

Re-screening an existing window screen is $45 for a small screen under 15 inches, $65 standard and $85 for anything over 50 inches. A new screen built and installed is $59 small, $89 standard, $119 XL, and $169 for a casement with a lip frame. Sliding screen door service is $159; a new sliding screen door starts at $395. Mesh upgrades — pet-resistant, solar or fine no-see-um — are $30 per window screen and $60 per screen door. Our minimum service call is $159 and it is applied to the work, so three or more screens puts you past the minimum and paying only for the job.
