Builder-grade screens on newer homes are the opposite story: thin frames and light mesh chosen to hit a construction budget, which is why they sag and tear years before the house shows any other wear.

West side: older frames worth keeping
The neighbourhoods around Third Avenue, F Street, Hilltop and Castle Park have housing stock built before standard screen sizes settled down. We measure on site and build to the opening, which is the only thing that fits properly. Where the original frame is straight — and inland, it usually is — re-screening at $65 standard or $85 over 50 inches is the right answer, not a replacement.
Crank-out casement windows turn up in the older west-side homes. Those need a lip frame rather than a screen that drops into a track, at $169 per screen.
East side: builder-grade screens that were never going to last
Newer construction east of the 805 almost always ships with the cheapest screens the builder could specify. The frames are thin, the corners are weak and the mesh is light. They tear early, they sag in the middle, and replacing them like for like just restarts the clock.
A properly built replacement at $89 standard or $119 XL uses heavier frame stock and mesh, and it lasts. On two-storey homes with high windows it is worth doing the whole elevation at once, because the visit is the fixed cost and access is the slow part.
Heat, sun and doors
Chula Vista gets real inland heat once you are away from the bay. West-facing rooms take a beating in the afternoon, and solar sun screen mesh at $30 per window screen cuts heat and glare without touching the windows.
Sliding screen doors are the other constant, on both sides of the freeway. Rollers wear, tracks fill with dust, and the door starts dragging. Screen door service is $159 including new mesh. A new sliding screen door built to your existing track starts at $395.

My screens are sixty years old. Should I replace them?
